Your Front Door: The Perfect Entrance For The Perfect First Impression

Getting Ready to Sell Your Home? Just Purchased a Home That Needs Work? Door Replacement Projects Deliver the Biggest Return on Resale!

Curb appeal will set your home apart from the rest of the neighborhood and other homes available for sale. Make it stand out from the competition in your area.

Prospective home buyers’ and visitors’ first impression of your home is the front door. As they walk to the entrance, they expect to see a freshly painted door that opens and shuts smoothly in a well maintained entryway. No squeaky hinges, peeling paint, broken glass, missing doorbell button or rotting trim and doorjamb.

Findings in the Remodeling Cost vs. Value Report 2011-2012 (www.costvsvalue.com) show that beautifully- maintained entry and garage doors deliver big value, raise curb appeal and give you a big bang for the buck!

According to the report, installing a new steel entry door with an estimated value of $1238 in a midrange- priced home can produce a 73 percent (national a verage) return on your investment. A fiberglass door replacement can yield a 56.3% return on your investment.

Planning ahead for a door replacement project is important. Consider several items prior to choosing the type of door you would like to install. Door size and material, availability and scheduling for delivery must be confirmed when ordering. Consider adding insulation; the project can be completed in one day and will provide you with a more energy-efficient home.

For door installation or any home improvement project, choose a reputable, reliable contractor with whom you can develop a strong working relationship. The one with the lowest price is not always the best— the contractor may be running out of work or will cut corners while working on your project. The state of Pennsylvania requires a written contract for work that costs more than $500 and the proper insurance coverage is a must. If you are planning to sell your home in 2012, plan ahead on any of your remodeling projects to ensure the availability of a reputable contractor.

Even if you are not selling your home, a remodeling project may help you enjoy it more. Wouldn’t it be great to know that the investment you enjoy now will pay off later with increased home value?
